The layout of the building is a unique combination of renovated lofts and new construction residences. Originally a two story building, Shamrock constructed the new third story. The basement level was converted into private, secure underground parking. The first floor has commercial bays available, an exercise room and resident storage space. The second and third floors each contain six residences. A roof top terrace, complete with a grill, furniture and a kitchenette, offers views of the area just north of the Gene Leahy Mall and the Qwest Center.

The condominiums feature high-end luxury loft atmospheres and spacious open floor plans ranging from 1,800 to 3,600 square feet, and include such favorite amenities as eleven foot ceilings, walkout balconies, and custom gourmet kitchens.

The 420 Building

Suite 201 & 212: Private Residences

Suite 201 is professionally decorated by Niche and Old Market Habitat in the Old Market. All furniture was purchased from Niche, located across the street. It is promised to be very non-traditional and “over the top.” Refreshments are provided by Mark Swanson.

Suite 212 has been featured as a breathtaking home in Omaha’s Encounter Magazine.

Overview Building Info:
The 420 building was originally built in 1900 and through the years has served as a jobber warehouse and supply building. In fact, bin numbers may still be found etched on some the walls. The Mercer Management Company built out each unit in 1992, however many of the condos have been updated extensively over the years. Thought of as the quintessential Old Market residence, the twelve condos that make up the building are each unique and non-traditional. Ranging from 1,830 to 3,194 square feet, the condos are valued from approximately $360K to $600K+. All twelve units are occupied and are rarely on the market.

Both units 201 and 212 have a commanding view of Howard Street between 11th & 12th Streets. Suite 201 sits directly above Vivace. Suite 212 is located in what was once the second floor of the Howard Street Tavern, and is currently for sale. The building also shares frontage with M's Pub which makes for some tough decisions over where to eat! The community is very warm, close, and we are all considered family.

Farnam 1600 Condominiums - Attainable Upscale Living
Built in 1917 as the First National Bank building, the Farnam 1600 building has been a premiere address in downtown Omaha for almost a century.  One of the most visually appealing structures in Omaha, the building is constructed in the renaissance style of a mixture of brick and granite with ordinate terra cotta detailing and soars 14 stories above Omaha's central business district on the southwest corner of 16th & Farnam.  It was listed on the National Register of Historical Places in 1982.  In 1988 - long after the bank had changed locations - a development group based in the Twin Cities area of Minnesota purchased the building and commissioned Lund Ross Constructors to rehab the building into 1st floor retail space, 26 executive office suites, and 81 apartments.  This same development group joined forces with Jen Hellman and Tasha Henninger, founders of Prudential's Urban Omaha Team, to convert the 81 apartments into condos for sale in the summer of 2005.

Visitors are wowed by the 3 story lobby which at one time served as the bank's lobby.  Now this lobby is a place of continual activity housing the shared facilities for the executive suites and many activities such as the monthly networking parties attended by homeowners. Farnam 1600 is the perfect location to enjoy the low-maintenance, high-quality downtown lifestyle.
